Walton County Planning Commission to Meet September 10 in Freeport
The Walton County Planning Commission will hold its next regular meeting on Thursday, September 10, 2026, at 4:00 PM at the Freeport Board Room, located at 842 State Highway 20 East in Freeport.
The Planning Commission makes recommendations to the Board of County Commissioners on major development applications and amendments to the Comprehensive Plan and the Land Development Code under Chapter 163 of the Florida Statutes. The commission convenes at the Freeport Board Room, which also houses the county’s Planning and Development Services office at 842 State Highway 20 East, Suite 110.
Seven items are on the September agenda, and one lands squarely in Freeport. McNeill Carroll Engineering, on behalf of Hwy 3280, LLC, is asking the commission to approve a major development application to build 22 single-family lots on 11.25 acres along CR 3280, roughly 2.7 miles east of US 331. CR 3280 is Black Creek Road in the Freeport area, putting the proposed subdivision in District 1 territory near the Black Creek community on Freeport’s south side. The site carries a Rural Residential future land use designation and Rural Village zoning.
A handful of South Walton items round out the legislative agenda. The commission will consider a St. Joe Company request to swap land use designations between two five-acre sites at 438 Fazio Drive in the Bay Walton Sector Plan, a Groves & King request to raise residential density on 10 acres along East Hewitt Road in District 4, an alley abandonment on 13th Street in the Town of Santa Rosa subdivision, and a North Beach Woods application to move 5.2 acres at 24453 South US Highway 331 from residential to mixed use. A Seaside Community Development Corp. rezoning on Morrison Avenue is slated for continuance to the October 8 meeting because the applicant did not provide the land use restriction agreement as advertised.
Residents can attend in person at the Freeport Board Room or join remotely through a Zoom registration link posted with the agenda on the Walton County CivicWeb portal. Meeting minutes and recorded proceedings are available through CivicWeb for those unable to attend. Recommendations from this session go to the Board of County Commissioners, which makes final decisions on the applications.
